Family Home, Wainui Road

A new family home for clients relocating from Hamilton. The brief was practical — four bedrooms, a study, a separate sleepout for guests, and a layout that worked for two kids and a dog.

We built to a tight budget without cutting corners on insulation or joinery — the home runs at H1 minimum across the envelope, with thermally broken aluminium throughout. Engineered timber floors on the upper level kept costs in check while still feeling premium underfoot.

The sleepout was designed to be self-contained — bathroom, kitchenette, separate entry — so it can be used for visitors now or rented out down the track.
